Frequently Asked Questions

We hear these a lot. So, we figured we'd put the answers right here to save everyone some time.

How much does it cost to replace windows in a house in Tacoma or Olympia?

The cost of residential window replacement depends on several factors, including the number of windows, the product line you choose, the type of installation (retrofit versus full-frame), and any custom sizing or configurations. Every home is different, which is why we provide free in-home estimates tailored to your specific project. We will measure your windows, discuss your options, and give you a clear written price with no hidden fees.

We are a Tier 1 Certified Milgard Dealer and primarily install Milgard windows. Milgard offers several product lines to fit different budgets and performance needs, including the V250 and V300 vinyl series, the V400 premium vinyl series, and the C700 fiberglass series. The C700 fiberglass line is especially popular because it offers superior color flexibility, including the ability to mix and match interior and exterior colors, and uses identical frame profiles for both windows and doors, giving your home a consistent, clean look.

Retrofit installation, sometimes called insert installation, involves removing the old window sash and fitting the new window into the existing frame. It is the most common method for replacement projects where the existing frame is still in good condition. Full-frame installation, also called nail flange or new construction installation, involves removing the old window entirely, including the frame, and installing the new window directly into the rough opening with new flashing and trim. Full-frame installation is the right choice when the existing frame is damaged, rotted, or when you want to maximize glass area. We offer both methods and will recommend the best approach for your home during your estimate.

Lead times depend on the product line you choose. Some standard vinyl windows are available in as little as 2 to 3 weeks after you place your order. More custom options, like the C700 fiberglass line or specialty sizes, typically have lead times of 4 to 6 weeks. Manufacturer lead times can shift, so your specialist will give you the most accurate timeline during your estimate. Once your windows arrive, most homes can be completed in one to two days of installation.

There are a few common signs that it is time for new windows. If you feel drafts near your windows, notice condensation or fog forming between the glass panes, have difficulty opening or closing your windows, hear excessive outside noise, or see visible rot or damage to the frames, those are all strong indicators. Old single-pane windows are also a major source of energy loss. Replacing them with modern dual-pane or triple-pane windows can significantly lower your heating and cooling bills.

Yes. New energy-efficient windows with Low-E glass coatings, argon gas fills, and insulated frames significantly reduce heat transfer. That means your home stays warmer in winter and cooler in summer without your HVAC system working as hard. Many homeowners notice a real difference in comfort and in their utility bills after replacing old windows, especially when upgrading from single-pane to dual-pane or triple-pane glass.

For like-for-like window replacements where you are replacing an existing window with a new window of the same size and in the same opening, permits are generally not required. If the project involves changing the size of an opening or adding a new window where one did not previously exist, permits may be needed. We will advise you during your estimate if your project falls into that category.

Milgard’s Tier 1 Certified Dealer designation is the highest dealer certification level that Milgard offers. It means that Top Notch Windows has met Milgard’s strict requirements for installation quality, sales volume, and customer satisfaction. Working with a Tier 1 dealer gives you confidence that your windows are being installed by a company that Milgard trusts to represent their product at the highest standard.

You can absolutely replace as few or as many windows as you like. Some homeowners choose to do the whole house at once, while others start with the rooms that need it most and do the rest over time. We are happy to work with you on whatever scope makes sense for your budget and your priorities.
